Shopping & Dining: One of the favorite places to shop is at Carousel Center, a shopping mall at the foot of Onondaga Lake. The mall covers 1.5 million square feet, is seven stories, and offers numerous shopping and entertainment experiences. Local restaurants in the downtown area include the BC Restaurant, Pastabilities, Clinton Square Cafe, Blue Tusk, Kitty Hoynes Irish Pub, Lemon Grass, Opus, L'Adour, The Mission, Francesca's Cucina, Asti Cafe, Atillio's, Ilario's Tratoria and the famous Dinasaur Bar-B-Q.

Parks/Lakes/Recreation: Syracuse has parks, fields and recreation areas that fill up more than 1,000 acres. The city has 12 public pools and two public ice rinks. Residents can also enjoy the Oncenter, a downtown convention and entertainment complex which has a sporting arena, theaters and a convention center. There is also plenty of art to be appreciated in Syracuse. There is the 75-member Syracuse Symphony Orchestra as well as many other musical performers. There are museums, art galleries and places to patronize theater and the performing arts. Also, there are two annual outdoor jazz festivals in the city. One aspect of local culture Syracuse may be best known for is its college sports; Syracuse University basketball games are often attended by upwards of 30,000 fans, while its football games reach more than 40,000. Also, right outside the city is Onondaga Lake Park for picnicing, fishing, boating, cycling and jogging. There are 14 golf courses within 7 miles from the center of Syracuse (Bellevue Country Club, Tanner Valley, Burnet (9 hole), Popes Grove (9 hole) Drumlins, Westvale, Tuscarora, Tecumseh (9 hole), Sunnycrest Park (9 hole), Links at Sunset Ridge, LaFayette Hills, Pine Grove, Westhill and Orchard Vali).

Dewitt New York is a charming little town in Onondaga County that is located east of the City of Syracuse with easy access to downtown Syracuse NY and within a 25 minute drive to the airport. The town is also the site of most of the campus and all of the academic buildings of Le Moyne College. Le Moyne is an independent college, established by the Jesuits in 1946, which has evolved into a nationally acclaimed college of liberal arts and sciences that draws students from accross the United States and abroad.

Jamesville is a hamlet in Dewitt NY. Jamesville is the site of the Jamesville Reservoir. The reservoir is in a park that contains a small beach, several short hiking trails and fields. Manlius is a town in Onondaga County, east of the city of Syracuse, New York. The population is estimated at over 32,000, making it the third largest suburb in metropolitan Syracuse. The Future of Internet Lead Generation

We are heading for another shift in Internet lead generation. Lets examine the past, present, and future of Internet lead generation. There are many ways to generate leads from the Internet, however, lets focus mainly on 3rd party lead generation systems, SEO/organic, and PPC.

1997 to 2000 - Market Leader was incorporated. Online lead generation was at its infancy. Most brokers and agents were not incorporating online lead generation in their business. Those that did were ahead of the curve. The importance of online marketing was still a futuristic idea for many agents. And those that paid money for new 3rd party services found disappointment as they did not understand the "new" Internet consumer.

2000 to 2006 - The Internet was still unfimilar territory for most agents. Googles AdWords was born with limited success until the re vamped version centered around PPC in 2002. However, agents did not understand or engage in SEO or PPC at this time. IDX became a popular word in 2004 and implemented on many websites in 2005. More buyers were turning to the Web to search for homes. A survey conducted in 2004 by Realestate.com, reported that 41% of first time home buyers used the Internet to search for a home. In 2005, it was said that the Internet was the new advertising medium for the real estate industry. However, many agents still did accept lead generation as a viable tool for attracting new business. Wordpress blogging platform was formed in 2003. Blogging by real estate agents gained popularity in 2005. When the housing boom was at its height from 2003-2005, buyers and sellers were everywhere, the minority of agents who focused on lead generation did exceptionally well and it was no accident that their business was a success. But, pardon my expression, "a monkey could have sold real estate during this time..." However, many agents did not feel that the new technology that was brewing at this time was useful and continued using less effective methods of marketing.

2006 to 2009 - In 2006/2007, lead generation systems were on a rise and promoted heavily to agents in every market. It was trial and error for many. Mickey Mouse was a common buyer. By, 2008, agent websites were more abundant. Agents started to invest into PPC and and 3rd party services. For the tech savy agent, blogging was a intergral part of that agents SEO campaign. Web 2.0 took off, and the through the use of videos, webinars, blogs, and podcasts, agents were able to learn about all aspects of real estate technology. However, even by 2009, only a small number of real estate agents had a functioning website that produced leads. Internet lead generation was still a mystery to most agents. Real estate portals became popular and syndication was a great word in 2009.

The New Real Estate Agent, Are You Ready?

We are entering a new age of real estate and the way professional agents conduct business is different than the past. The broker business models will change as agents change. And yes, agents will have to change or they will be forced out of the business to hand over their dwindling market share.

Who is the New Agent Entering the Arena of Real Estate?

The new agent is a minority, but the majority want to be like them. The new agent embraces and understands technology. They come from business backgrounds. They adopt many systems to make their business more efficient. They adapt very easily to change and change regularly to meet the needs and demands of the modern consumer. They understand that a "lead" is a real person. They delegate responsibilities to those better equipped. They are organized and prepared. They come into their office everyday and WORK, and prepare for appointments with buyers or sellers. They know how to diversify. They run their business like a successful corporation would. Failure is not an option for the new agent. The plan everyday, so they do not fail. They are driven and motivated and never look at the outcome. They are not afraid to talk on the phone to consumers as they are always asking questions to help those in need. They see the company they broker with as a vehicle to conduct business more effectively and work as a team. They create teams and business models so they can help more people. They provide consumers with benefits first and features last, never the opposite. They are marketing agents first and real estate agents second, never the opposite. They learn, listen, ask questions, and grow from others more experienced. These agents will conquer real estate in the years to come, are you ready? Or better yet, are you this type of agent?

What Role Does the Broker Play?

In order to maintain and attract these agents, broker owners must change their business traditional model. These new agents are not looking for more tools, they are looking for benefits to help them grow their business. They are looking for an environment to conduct business their way, as it is about the agent. These agents are not looking for brand recognition from their partner, as they want to build their own brand. Broker brand is not as important as in the past. Watch this great video by KW on this subject.They do not want a big brother relationship, but a silent business partner and friend. They want to work in an environment where the playing field is level and other agents share their beliefs and goals and want to better themselves. Negative competition is non existent as these agents will control the majority of the market share in their chosen segment. Broker owners must learn to stop wasting time and money trying to train agents that will never produce. Not everyone is cut out for real estate! Brokers need to encourage and develop teams of top producing agents. Brokers need to learn and understand that they can cut marketing costs by having these types of agents in their office as these agents do not rely on newspaper and print advertising. Do you partner with this type of broker? If not, find one or create one...

How Does the Consumer Relate to This New Agent?

Buyer consumers love these agents, as they are quick, responsive, and accurate. Buyers are more focused on the agent rather than the franchise brand. They just want results. Seller consumers are slower to accept these new agents, as they are perceived as speaking a different language. Sellers have been brainwashed by the media, traditional agents, etc... on how real estate works. When the new agent talks about why the newspaper and open houses do not sell homes, the seller consumer is confused. Who do they believe? Seller have been wrongly programmed by inexperienced agents and those still stuck in the 80's and 90's.. Can you blame them? However, through the use of technology, these new agents will break down the barriers and abolish traditional marketing practices. Slowly but surely seller consumers all over the country will demand better results out of their listing agents. The change is happening now.

The Town of Clay is the northern most and largest town in Onondaga County covering 54.6 square miles in size and includes part of the Village of North Syracuse. In 2008 the Town of Clay was rated 59th of America's best places to live by Money Magazine.

Liverpool is a delightful 2,600 resident community on the north shore of Onondaga Lake with unique shops, great restaurants and lovely lakeshore trails. It is an easy 5 minute commute to dowtown Syracuse and an approximate 15 minute trip to get to the airport.

Schools: Children in the Town of Clay attend one of five school districts. They are: Baldwinsville, Central Square, Liverpool, North Syracuse and Phoenix.

Shopping & Dining: Two major highways (Route 31 east/west, Route 57 north/south) run through the Town of Clay and each has numerous retail shops and eating establisments. There is one major shopping mall (Great Nothern Mall) which is on Route 31. There are many chain restaurants such as Smokey Bones, Chili's Grill & Bar, UNO Chicago Grill, Panera Bread, Olive Garden, Red Lobster, Ruby Tuesday, Friendlys, Kirbys American Grill, Fresno's and Bob Evans. Local restaurants include Avicolli's, Bankok Thai, India House, Pier 57, Mothers, Santangelo's, China Garden, Hafner's,The Retreat, Lou Lou's Family, Plate, and the Euclid Restaurant. Heids Hot Dog stand is a Central New York landmark that's been in business since 1917 and one of the oldest drive-ins anywhere in the United States.  

Parks/Lakes/Recreation: There are numerous parks in the Town of Clay, where you can enjoy your favorite recreational activity. Onondaga Lake Park is one of the larger and better parks in the Syracuse area. It has a marina, picnic areas, benches for admiring the view, refurbished play grounds for children (one wheelcair accessable), good dog play area, paved pathways for walking/jogging/rollerblading/biking and fields for playing ball(baseball, soccer, football, etc.). Golfers can enjoy the Liverpool public course, plus there are 7 other golf courses in close proximity. 

Popular Neighborhoods in Liverpool/Clay New York: There are many which incude Bayberry, Bel Harbor, Cherrinton, Cherry Estates, Clairmont, Country Meadow, Dominion Park, Fairways East, Forest Hills, Lawton Valley, Merril Farms, Pine Gate, Pompton Knolls, Wild Creek and Willow Stream.
